Mortgage rates in 2026 have stayed higher than many buyers hoped, with the average 30-year fixed rate hovering in the high-6% range and 15-year rates just above 6%, according to Freddie Mac's weekly survey. That makes shopping multiple lenders more valuable than ever, since even a small rate difference compounds significantly over a 15- or 30-year term.

For veterans and active-duty service members, VA loans remain the strongest deal available: no down payment, no private mortgage insurance, and typically the lowest rates on the market. Navy Federal Credit Union and Veterans United both specialize in this space, though Navy Federal requires credit union membership limited to military and family, while Veterans United serves the same population without that membership requirement.

If a 620 credit score or higher and a down payment are realistic, Truist was named NerdWallet's top overall mortgage lender for 2026, also topping their rankings for refinancing and home equity lines of credit. Rocket Mortgage remains the largest US lender by volume, with a fully digital process and FHA loans available down to a 580 score.

For buyers with a shorter or lower credit history, FHA-focused lenders are worth prioritizing: New American Funding and Better both accept scores down to 580, with Better notably charging no lender fees at all (no origination, application, or underwriting fees), which can offset a slightly higher rate.

Down payment assistance is often overlooked. Bank of America offers grants up to $7,500 toward closing costs plus a separate down payment grant up to $10,000 in eligible areas, and PNC offers FHA closing cost grants of $5,000 to $15,000 depending on location — both worth checking before assuming a large down payment is required.

The practical takeaway: get quotes from at least three lenders across different types (a big bank, a credit union if you qualify, and an online-only lender), since rate spreads between lenders on the same day can differ by more than a full percentage point based on 2024 HMDA data.
